The first thing everyone wants to do when they are anxious to sell a home fast is to either throw it on to the MLS or - if it is a for sale by owner situation - scribble the words "For Sale" on a sign and plant it in the front yard. The thinking of course is that if sell home fast is your strategy, then the sooner you can get the property out there, the faster you will sell the property.

Unfortunately, this is simply NOT the case. Often the very best potential buyers are among the first ones who express an interest in your property. If you have been so anxious to publicize your property that you haven't properly prepared yourself and your property, you will squander your best chance to sell when those eager first few buyers knock on your door! No. As difficult as it may be, you simply MUST prepare properly before announcing your house to the market.

Preparing yourself and your property for sale may take a little extra time, but it does not have to take a long time. One thing is certain though: if you do not get the basics right before showing your property to those first few ready buyers, the "fast" part of your sell home fast strategy is likely to fail.

As my mother always said "Don't cut your nose off to spite your face." Just because you want to sell your house fast doesn't mean you should skip the preparation and planning steps necessary to present your home in the best possible light.
